In compliance with Law 34/2002 on Information Society Services and Electronic Commerce (LSSI-CE) and Regulation (EU) 2016/679 (GDPR), we inform you that the owner of this platform is:

AIPropHub is an AI-powered property marketplace that connects property buyers and investors with real estate agencies and listings. AIPropHub operates exclusively as a technology intermediary and marketplace: it is not a real estate agency, broker, or legal representative of any party.

The platform provides:

• AI-powered property matching based on buyer preferences
• Listing discovery and search tools
• Communication facilitation between buyers and agencies
• Expert valuation and due diligence services
• Booking and viewing scheduling tools
• Investment ROI calculators and market insights

AIPropHub reserves the right to modify, suspend, or discontinue any feature or service at any time with reasonable notice.

By registering as a user (buyer, investor, or visitor), you agree to:

2.1 Account accuracy

• Provide accurate, current, and complete registration information.
• Keep your account credentials confidential and not share them.
• Notify us immediately of any unauthorised access to your account.
• Ensure you are at least 18 years of age or the age of legal majority in your jurisdiction.

2.2 Acceptable use

• Use the platform only for lawful purposes.
• Not attempt to scrape, crawl, reverse-engineer, or otherwise extract data from the platform without written permission.
• Not submit false, misleading, or fraudulent enquiries or bookings.
• Not use the platform to harass, defame, or harm agencies, experts, or other users.
• Not circumvent any access controls, unlock mechanisms, or payment systems.

2.3 Investment awareness

Real estate investment carries financial risk. Match scores, ROI estimates, and expert ratings provided by AIPropHub are informational tools only and do not constitute financial, legal, or investment advice. Users are responsible for conducting their own due diligence before entering into any transaction.

Agencies that publish listings on AIPropHub agree to the following additional obligations:

3.1 Listing accuracy

• All property information (price, location, size, condition, legal status) must be accurate, complete, and not misleading.
• Listings must be removed or updated promptly when a property is sold, rented, or withdrawn from market.
• Agencies must have the legal authority or mandate to advertise each listed property.

3.2 Regulatory compliance

• Agencies must hold all required licences and registrations to operate as a real estate intermediary in their jurisdiction.
• Energy performance certificates (EPC) must be available for all applicable listings as required by Spanish Royal Decree 235/2013.
• Agencies must comply with anti-money-laundering obligations under Law 10/2010.

3.3 Buyer communications

• Agencies must respond to confirmed buyer contact requests within 48 hours.
• Agencies must not contact buyers outside the platform to circumvent unlock fees or platform terms.
• Agencies must not offer or accept undisclosed commissions or kickbacks from buyers or third parties.

AIPropHub reserves the right to suspend or permanently remove an agency from the platform for breach of these obligations, without refund of any fees paid.

4.1 Wallet credits

AIPropHub operates a credit-based wallet system. Credits are purchased in advance and held in your account wallet. Credits have no cash value and cannot be transferred between accounts.

4.2 Unlock fees

Accessing full listing details (contact information, agency identity, and full property documentation) requires spending credits to "unlock" a listing. The cost per unlock is displayed before purchase.

4.3 Credit purchases

• Credit purchases may be refunded within 14 days of purchase if no credits from that purchase have been spent, in line with the EU consumer right of withdrawal (Directive 2011/83/EU). Request the refund from your wallet in your profile: the amount goes back to the card you paid with. You may also write to legal@aiprophub.com.
• Once any credit from a purchase has been spent, the remaining credits from that purchase are non-refundable, except where required by applicable law.
• Credits do not currently expire. If we introduce an expiry policy in the future, we will notify you in advance and it will not apply retroactively to credits you have already purchased.

4.4 Taxes

Prices displayed include applicable VAT where required by Spanish and EU law. Users are responsible for any additional taxes applicable in their country of residence.

To the fullest extent permitted by applicable law:

• 01AIPropHub provides the platform on an "as is" and "as available" basis without warranties of any kind, express or implied.
• 02AIPropHub does not warrant that listings are accurate, complete, or up to date; this is the sole responsibility of the publishing agency.
• 03AIPropHub is not liable for any direct, indirect, incidental, special, or consequential damages arising from the use of or inability to use the platform, including investment losses.
• 04AIPropHub is not a party to any transaction between a buyer and a seller or agency. Any disputes arising from such transactions are solely between those parties.
• 05AIPropHub's total cumulative liability to any user for any claim shall not exceed the total amount paid by that user to AIPropHub in the 12 months preceding the claim.
• 06Nothing in these Terms limits liability for death, personal injury caused by negligence, or fraud.

Some jurisdictions do not allow the exclusion of certain warranties or limitations on liability; in such cases the above limitations apply to the maximum extent permitted by law.

6.1 Governing law

These Terms are governed by and construed in accordance with the laws of Spain, without regard to its conflict of law principles. The United Nations Convention on Contracts for the International Sale of Goods does not apply.

6.2 Informal resolution

Before initiating formal proceedings, both parties agree to attempt to resolve any dispute informally by contacting AIPropHub support. We will endeavour to resolve the issue within 30 business days. If the matter cannot be resolved informally, either party may proceed to formal dispute resolution.

6.3 Jurisdiction

Any dispute, controversy, or claim arising out of or relating to these Terms or the platform that cannot be resolved informally shall be subject to the jurisdiction of the competent courts of Spain, without prejudice to any mandatory right you have as a consumer to bring proceedings before the courts of your own place of residence. Consumers may also seek an out-of-court settlement through the Spanish consumer arbitration system (Sistema Arbitral de Consumo), by applying to the Junta Arbitral de Consumo of their autonomous community, or through their local consumer information office (OMIC). Our participation in a consumer arbitration procedure requires our acceptance in each individual case.

6.4 Class action waiver

To the extent permitted by applicable law, disputes must be brought individually. You may not bring claims as a plaintiff or class member in any class or representative action.

• Entire agreement. These Terms, together with our Privacy Policy, constitute the entire agreement between you and AIPropHub regarding use of the platform and supersede all prior agreements.
• Severability. If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full force and effect.
• No waiver. Failure to enforce any provision of these Terms does not constitute a waiver of our right to enforce it in the future.
• Assignment. You may not assign your rights or obligations under these Terms without our written consent. AIPropHub may assign these Terms in connection with a merger, acquisition, or sale of assets.
• Updates to Terms. We may update these Terms at any time. Material changes will be communicated by email or platform notice at least 15 days before taking effect. Continued use after that date constitutes acceptance of the updated Terms.
